If you remember 2 weeks ago in my Big Announcement #1 post where I said 2 really huge things happened in my life recently, you’ll remember I was supposed to make a subsequent post revealing the other amazing announcement. Well, time got away from me and from the title of this post, you probably can understand why. That’s right, I am under contract on my first house!
I had to goal of buying my first place before I turned 24 and after many ups and downs (mainly a lot of downs) I went under contract. I am in full swing closing mode right now and everything should be good to go by April 2nd… fingers crossed!
I did have to give the buyers a 60-day rent back because their other top offer included that in their offer and it was something they were looking for and needed. That means I can’t move in until June 1st, but it works out because my lease is up May 31st. I plan on doing a guide for first time home buyers, which includes all the costs you didn’t know about and what I learned throughout the process. Although I 100% think it should be, home buying is something they don’t teach you in school so I want to be able to help anyone who is contemplating buying their first place. The Denver real-estate market is insane. An article came out right in the middle of my home buying search that said Denver is the #1 most challenging place for first time home buyers ahead of San Francisco and New York City.
I put in a total of 5 offers over the span of 1.5 months. I had alerts on my phone to let me know anytime a new house popped up on the market within my price-range and target location. And if any of you are curious, a majority of homes are put on the market on Thursday and Friday, just in time for the weekend when buyers can schedule tours or go to the open houses. For one month straight, every Friday I would have a list of around 3 homes to go tour with my real estate agent and Paul. During the week if a random house I liked popped on the market, I would go see it that day.
On the 5 homes I put an offer in on, there would be at least 5 other offers well above asking price and most forfeiting the inspection, giving appraisal gaps, all cash, you name it. Being a buyer in the Denver market you seriously have no power whatsoever because of the low inventory! Luckily, the home I am under contract on the sellers have been great to work with. There were only 2 things on the inspection I asked them to take care of (service the HVAC and fix the trim on the garage) and they said they would take care of it no problem.
Anyway, I feel like this post has no structure, but I definitely want to create a home buying and home decorating series over the next couple of months! It can be such a scary and stressful process, but if I can help at least one of my readers have a smooth first time home-buying experience I would be so happy!
